There is a wide range of predictions as to when the real estate market is going to recover. I've heard anywhere from this year to the gloomy forcasts of declining/stagnant prices for the next 5 years. What is your take on this?

Tough question. On a broad scale I think within one to two years we will be normalized. However, the issue of recovery is really related to regional areas. Places such as Sacramento, Las Vegas, Ft.Lauderdale, etc. may have a longer road ahead of them.

For both coasts, I am predicting next year after the new president and the changes that he makes. But Doug has a good point, some markets will take longer. Rates will be back to normal and POSITIVE media will be spoken about Real Estate.

We've been on a downward trend for some time now and I believe that after the election, holidays and the new year, consumer confidence will begin to improve.   Then, the well qualified, stable middle income homeowners who have been ready to move but apprehensive about the market will begin to jump in because they don't want to miss out on the great prices.   How's that for a positive attiitude!
