Any good advice from you experts out there. 

I have some tricks that I use but..... in market like this we need to pull out all stops. Any ideas are greatly appreciated.

So you want to sell your home in a tough market. Have it in top notch shape. Consider yourself as the buyer. Would you be willing to move into a home that was in bad shape and needing updating or would you rather move into one that you could just set your furinture down and be done with it? I rest my case. Unless you have plenty of time and are handy with a hammer and paint brush you are going to go for the one that needs no extra work.

If you want  your house to sell you have got to do things that will make it appeal to the buyer. We all keep our homes clean but you must remember that when it comes to showing your home to a client  lets be sure it is neat and well lighted as well.  If you want it to smell good you can put a drop of vanilla on the light bulbs just before they are to arrive to look it over. This also will mask pet and recent cooking smells. Have the outside in great shape. Yard cut and shrubs trimmed does wonders for curb appeal. Remember first impressions will be made when they pull into your drive way.
