There is a wide range of predictions as to when the real estate market is going to recover. I've heard anywhere from this year to the gloomy forcasts of declining/stagnant prices for the next 5 years. What is your take on this?

Tough question. On a broad scale I think within one to two years we will be normalized. However, the issue of recovery is really related to regional areas. Places such as Sacramento, Las Vegas, Ft.Lauderdale, etc. may have a longer road ahead of them.
