Roswell Home Prices - A quick question....

So can anyone advise if you have seen a significant change in home prices in the areas around Roswell, Georgia?  This area is a great environment so I am curious if any of the fallout from housing has hit the more in-demand areas. Thanks for your help.

It really depends on the house price range. Roswell is one of the best suburbs in the Atlanta metro area and is very desirable because of its schools and quality of life. The $200-$400k (you really can not find anything cheaper than that) price range is holding up pretty well and I am not seeing price declines. When you get in the more expensive price ranges though, especially $1 mil+, you are starting to see a lot of standing inventory and prices going down.

I would agree with Ivan's assesment of the Roswell market. The large number of parks, its location and range of home available in Roswell make it a very popular place to live. That's why I chose to move to Roswell 7 years ago.

With the slow down of the market I have seen resales in Roswell continue to sell but not as fast as they used to. Homes today are selling for what a comprable home sold for in 2005 or 2006.
There is a large inventory of new homes over $800k that are avaible in Roswell and East Cobb so builders are offering incentives and discounting their prices in order to move product.
All in all Roswell is stable market, a great place live and presents opportunities to buy a great home or a great price.
