The time to purchase a home has never been better. Interest rates are slowly starting to rise again,and homes sales are on the up swing. Those who have sat back waiting on the deals to come are missing the deals. Homes that are foreclosures are not staying on the market very long in the Rome Georgia area.

Buyers who are looking to purchase will already have their financing in order, so when they do find the perfect home  and a contract has been accepted, the next step is submitting your loan package. If your financing is already in place, it will take no time to close on your new purchase.

Now, also keep in mind that you will see alot of SHORT SALES on the market as well. There is nothing short about this process. A short sale takes alot of patience to go thru because time is on the LENDER'S side, They want to make sure on a short sale the lender is not getting nothing.

If you do not know what a short sale is , here is a basic overview.

A short sale is when someone is behind on their mortgage due to circumstances beyond their control, such as job loss,death in family, or the bread winner has been disabled. Anything that can cause loss of income. Instead of foreclosing on the property, the seller can attempt to sell their property for payoff of the loan or even less if your lender works with the Realtor. At this point, the seller will walk away with nothing off the sale of the property. But a short sale does not effect the credit as much as a foreclosure will effect it. And either way, in 3 years , if your financially stable, then you can purchase another home.
