Hello, I am Sandra - most folks call me Sandra The Realtor! and I am an independent broker representing buyers searching for luxury properties in the Sandy Springs, Roswell and Buckhead areas.

I wanted to write very quickly about my overall observations on the current market as I get questions from current and prospective clients regarding is now the right time to enter the marketplace?  Great question and I would have to say that it depends on many factors.

Right now in my daily business activities I am seeing some great deals in some very special areas.  Places that one year ago would have easily have sold for $800,000 are now fetching far lower prices due to speculative buying by real estate investors and also general market conditions that have contributed to lots of inventory and far fewer buyers due to the toughening mortgage standards.

If you are a prospective buyer and are not currently encumbered by a house, have good credit and can afford to make a good down payment - I think the market is presenting some interesting opportunities.
